Taxes, scale and management. Instead of a single-family property, you can use the same investment dollars to purchase a larger property with more units. More units translate into more cashflow, greater tax advantages and professional property management.
Single family, duplex through 4 plex properties typically have to be managed by the owner of the property. Meaning that repairs, monthly rents, landscaping and any other issues will be handled directly by the property owner. In multifamily properties over 60 units, a management company can be hired to maintain the property for the owners and investors. That's right, any issues on the property are handled by a separate management company. No more late night water leak calls, toilet changes or property headaches.
Copper Summit Investments specializes in large 60 plus unit class B to class C multi-family apartment buildings. Class C properties are usually 30 or more years old and are in need of major improvements and lowest monthly rents. Class B are typically 20 or more years old and are in fairly good condition needing minimal improvements and average monthly rents. Class A are typically newer upscale construction within 10 years with little to no maintenance and highest monthly rents.
